Bill and I knew two brothers who did construction and one of them had replaced our current roof, so we called them. Asked them if they could come with us for our second tour of the house. We wanted to make sure that we could afford the restoration of the house. Ideas were flying through the air quietly, since the sellers were once again sitting in the rockers on the front porch. (Keeping in mind the owners could hear some of our conversation and this was their home.)
Do we save the addition and work around it? Do we build out back? Do we move in and then do room by room? (This ends up being the least of our concerns.)
Come to find out this house was orginally sitting on a larger parcel of land. The current owner gave his son 11+ acres. And about 5-7 years ago a developer came and offered the owner $$$ for some land at the far back of the property. With this deal, the developer and owner signed a contract that included...Forest Conservency, Tree Planting, Fire Surpression Tanks, on and on went the contract, saying the developer would do all of these extra things. The developer bought, sold and was out of the picture, and got out of doing everything. Long story short...we got to be good friends with the Department of Environmental Protection and Baltimore County other departments. We also ended up getting a real estate attorney involved. Whether or not we bought this property this stuff had to be done. WHAT A MESS!!
